For Home Buyers

Our homes were built using the Hydraform Building Technology based on the Hydraform Interlocking Stabilized Soil Blocks. The Technology replaces regular masonry units and mortar with Dry-stacked Interlocking Hydraform Blocks. It differs from conventional masonry and is considered an alternative and sustainable building solution. A Hydraform block is a dry-stacked (Hydraulically compressed) soil-cement, interlocking block, or Interlocking Stabilized Soil Block (ISSB) produced using Hydraform’s patented machine. The required “stabiliser” is cement; this is mixed with subsoil and about 5 – 10% water to make a slightly moist mix. The mixture is moulded under high pressure to produce the blocks. Hydraform blocks are composed of sandy Loam soil (soil with the proper, healthy balance of sand, silt and clay) mixed with 8-10% cement. The “Green” (fresh) Hydraform blocks are stacked and covered with black plastic to avoid moisture loss. The blocks are watered daily to create a greenhouse effect, allowing the cement to harden and the blocks to gain maximum strength. At TpESTATE, we cure Hydraform blocks for at least 14 days under plastic and allow the blocks to dry for another seven days before building. Anyone willing to live by our restrictive bylaws and comply with the laws of Sierra Leone are invited to purchase a home in the Eco-living Oasis.

The smallest home has  129 sqm/1600 sq ft. of covered living space. The smallest plot is 117 sqm/1,259 sq ft. Three bedrooms is the minimum, and four bedrooms is the maximum. The largest home has 247 sqm/2,600 sq ft. of covered living space. The largest plot is 440 sqm/4,736 sq ft. Check the eco homes page for details of each home

You can send your payments in NLE or USD Currencies to a bank account in Sierra Leone and the United States of America. You can use wire transfer, zelle, PayPal, or direct deposit. Cash payments are accepted in our office in Sierra Leone.
Yes, taxes in Sierra Leone are collected annually by the Citi councils. Your tax rate is calculated based on the estimated value of the property and varies based on the area. The amount may range from 0.1% to 3% annually. We currently do not know the estimated amount that will be levied on homes in our community, but we will provide this information once we know.
Yes, the lot and the house will be conveyed in the buyer’s name once the property has been fully paid for.

Yes, there is a HOA. The fees are $0.25 per square foot or $2.75 per square metre of liveable space per month. Average monthly payments are roughly $517, with the lower fees being $354.75 for 129 sqm homes and $679.25 for 247 sqm homes.

Note that the HOA fees may be raised proportionate to the inflation rate in Sierra Leone and as agreed upon by the members of the HOA. 

Yes, in order to protect property values, maintain our commitment towards sustainable, everyone purchasing a property in the Eco-living Oasis at Kent must agree to abide by our restrictive bylaws. The bylaws will be completed in December 2023 and will be shared with those who have placed an initial deposit. If for some reason you do not agree with the bylaws then you can request a full refund and not move forward with your home purchase.
Yes, you can resell your home as you wish without any community encumbrances.

Yes. There will be a maintenance fee of approximately $0.25 per square foot or $2.75 per square metre of liveable space per month. Average monthly payments are roughly $517, with the lower fees being $354.75 for 129 sqm homes and $679.25 for 247 sqm homes.

The fees will be used to maintain the swimming pool, playground, roads, garden, landscaping, cleaning, sanitation, outdoor security lights, water supply, parking, 24/7 security, internet connection, cable TV connection, the business centre and other common areas. Each resident will be responsible for maintaining their property)

The Eco-living Oasis will use bio-digester Technology to handle waste coming from toilets. A digester is similar to a septic tank system. They use a bacteria that helps convert human waste into fertiliser and only have to be serviced every 5 – 8 years. Bio-digesters do not require special bacteria to be added to the system. However, they rely on a proper mixture of waste, converting the trash into valuable fertiliser and producing cooking gas

December 2024. The community will be 100% open for business with all services in December 2024. The home on plot 1, our model home, is 100% complete, fully furnished and available for full occupancy today. Based on our current schedule, the houses on plots 2, 3, 4, 5 and 6 will be completed by April 2024. The retail stores, restaurant, business centre and swimming pool will be ready by November 2024. The Eco-living Oasis at Kent is off-grid with no connections to EDSA for electricity or GUMA for water supply. We are aware of plans by EDSA and GUMA to start servicing the community within the next five years. As a result, the community will rely on solar, biogas and diesel generators for electricity and cooking. We have two solar powered community  water-wells to supply water and home owners have the option to pay for a private borehole. We collect and treat rain water that is used in the garden and outside bathrooms. Home owners will have the ability to purchase electricity and water from the property management company at a discounted rate that is part of your home owners association fees.

Yes, The Eco-Living Oasis at Kent will have its own dedicated Internet connection brought directly into the community so that reliable high speed Internet access will be available.
It depends on your finishing choices. All our luxury finished homes will have a refrigerator, four burner electric cooktop, dishwasher, just-in-time water heater and a laundry washing machine. Standard finished homes will come with a two-burner electric cooktop only. Air conditioners and appliances not listed here are optional and can be added based on request.
More than 70% of our community’s homes will be reasonably accessible. Homes in our community are designed around ADA requirements for entrances, doors and gates. For example, a walk-in shower is our default choice for all bathrooms, but owners with a luxury finish can change to a bathtub. If there is a step to enter the ground floor of a home, an ADA compliance ramp will be included without additional charges. Double-storey detached homes will have a flexible room on the ground floor that can be converted into a bedroom. All community facilities (swimming pool, Playground, retail stores, restaurant and business centre will be accessible.
Central AC is not typical in Sierra Leone so you will normally find an AC in each room that you want cooled? Our homes will not come with AC because most people find that the thermal mass provided by our building system along with ceiling fans keeps the homes cool enough. However, our homes will be provisioned for AC if buyers want to include an AC.
Like most African countries, homes in Sierra Leone are not insulated like in North America or Europe. Our homes use interlocking stabilized soil and cement blocks to provide natural thermal insulation. The hardwood ceiling and the aluminium roof coated with sandstone will be a radiant barrier to help keep the heat out.
Yes, upon completion of payments the property (land and house) will be transferred to the buyer. We will provide a site plan and indenture and the buyer will then have to have it registered with the Office of the Administrator and Registrar General (OARG) in Freetown. However, we will be able to have the property registered with the OARG in Freetown for the buyer, but this will be an additional fee which we will not know until we begin the registration process.

Kent is a rural community and an up and coming vacation destination. There are 12 churches, 10 mosques, 15 schools, 17 shops, 24 sports, leisure and entertainment facilities, 17 resorts and 9 community healthcare facilities ( scattered between Tokeh, Bureh Town, Kent, York, John Obey, Black Johnson and Big Water. Sierra Hope Fertility Clinic the first and only fully functional fertility clinic is 5 minutes drive from the property. There is a police post at Kent Junction and another at Tokeh. Yes, you can add anyone as a beneficiary to your property upon full payment and when it is time to convey the land to you and register the conveyance with the Office of the Administrator and Registrar General (OARG) in Freetown.

No. We do not sell empty lots in our community. You must purchase a home and that home will come with a particular size plot based on the home floor plan.
Changes to the design or any part of the building of your home are not allowed. Each home is designed for efficiency, performance, and cost savings and follows a very detailed building process to ensure its eco-friendly and matches the overall master plan.
It depends. Yes, you will be able to build structures like outside kitchen, outside toilet, outside laundry room, generator room and single room boys or girls quarter that is already part of the master plan. No for any structure that is not part of the master plan. You cannot change a single storey home to a double storey home. You can plant more trees in your plot. You can change the landscaping in your plot. You can change the interior paint and decorations to your liking. Any changes affecting the exterior of the home will need to be approved by the developer.

Interlocking refers to the male and female ridges on the top and bottom as well as front and back of the Hydraform blocks. These ridges then lock into one another to lock the blocks into place.

Hydraform refers to the hydraulic formation of blocks. Hydraform machines use hydraulic pressure to compress the soil and cement mixture into a high-quality strong block
laterite soil or “Murrum” is preferred . Generally you can use soil with a 15-35% clay and silt content.
Hydraform blocks lock on 4 sides, front and back; top and bottom which ensures each block is locked into place. The foundation is layed in mortar as normal, blocks from the first course up can be dry-stacked The top 3-4 courses below the roof structure must be bedded in mortar (ringbeam). This secures the wall ensuring each block is perfectly locked and in place.
“Green” (fresh) Hydraform blocks are stacked and covered with black plastic to avoid moisture loss. The blocks are then watered daily to create a green house effect, allowing the cement to harden and the blocks to strengthen. Hydraform recommends 250micron black plastic for curing. Cure your Hydraform blocks for a minimum of 7 days and allow the block to dry for another 7 days before building. This will ensure strong good quality blocks.

Yes, Hydraform blocks can be used in wet climates with 7MPa compressive strength blocks. A water repellant should be applied to the Hydraform blocks to protect the surface.

Hydraform blocks are quick to lay as the blocks interlock requiring no mortar joints except in the foundation courses, below the roof structure and above lintels. An average Hydraform block layer could lay up to 500 blocks per day which is equivalent to 1500 standard stock bricks per day.

Yes, Hydraform blocks can be used in wet climates with 7MPa compressive strength blocks. A water repellent should be applied to the Hydraform blocks to protect the surface.

Hydraform recommends a minimum of 8% cement, which once properly cured will yield a 7MPa block. This means 12 parts soil to 1 part cement.

The Hydraform system is a dry stacked system, therefore approximately 75% of a standard structure does not require mortar. Mortar is only used in the foundation levels, Hydraform ring beam and above lintel levels.

A biodigester toilet system utilises the anaerobic digestive process to break down and clean toilet waste – the result is less solid waste, relatively clean water output and the release of harmless gas into the environment. It is used in places where there has been a need for mains sewer alternatives. Waste that goes down the toilet is directed straight into a chamber where the digestion process begins. Since biodigester systems require an anaerobic tank to operate (anaerobic = no oxygen) the entire process is completely free from any nasty smells too
